Introduction

One Building Solution Ltd were appointed to carry a building condition survey for a client who was considering buying the property known as the Ivy Cottage. The client required the report to identify all known defects, confirm that the building is structurally stable and weather tight.

The client further requested One Building Solution Ltd to carry out and provide a cost reinstatement valuation for house building insurance purposes.

Our approach

A visual inspection of the exposed parts of the property was performed in order to assess the general condition of the building and site. The survey was carried out with an aid of a damp meter, binoculars and a borescope. No opening up, excavation, exposure or other such works was undertaken. Photographic documentation was undertaken, and a written report was issued to the client that included summaries of the systems and elements and problems observed along with a budget cost for day one repairs and cyclical maintenance and replacement for building elements over a 10 year period.
